Our experience has always led us to the same conclusion: a correctly priced, staged and marketed home will always sell. We provide you with boutique services. We start by creating a punch list for you to address and prioritize the preparation to get your home ready to list.
Punch List:
- We walk the home with you before listing it, to create a detailed punch list of work to be done to list the home;
- We present everything;
- You pick what you want to do.
- The best part? We’ll let you know what work not to do.
- Why? All work doesn’t get a good return upon sale.
- We treat your budget as if it was our own.
- We’ll let you know what’s crucial, what’s optional and what to skip.
We’ll meet with you and tour the home. Then we’ll go home and do our homework to create a picture of what is going on in the neighborhood and area and how it will affect your pricing. The sales statistics combined with the amount of work you do on your home (or don’t do), will help us come up with a game plan on pricing your home.
Market Analysis:
- We provide you with a detailed market analysis to help strategize a good list price.
- We work with you to determine a price-point which will minimize days on the market and maximize sales price
Determining price is one of the most critical steps in preparing your home for sale. A well-priced home often sells quickly once it is put on the market. When your home is priced right from the outset, you maximize your opportunity of reaching the most qualified buyers and obtaining top dollar. Pricing your property too high will cause the home to sit on the market for an extended time.
Overpricing a property is risky, because qualified buyers won’t see your home because it is out of their price range. Agents may hesitate to show an overpriced home. Since an appraisal is required in financing a property, it is futile to price a property for more than it is worth…it won’t appraise. Many buyers comparison shop – looking at your home may convince them to make an offer on another home. Properties left on the market for extended periods of time, usually become shopworn causing buyers to believe there is something wrong with the house. Overpricing lengthens market time, invariably resulting in a lower selling price than would otherwise have been obtained.
We create high end brochures that showcase your home. We provide glossy colored flyers for the inside of the home and colored brochures for the outside of the home.

More Pictures Sell Homes:

HAR allows 32 photographs per listing. We upload 32 photos and label each picture.
We Syndicate Your Home to Every Major Real Estate Website:
According to NAR, 84 percent of home buyers use the Internet for their search (up from 80 percent in 2006). When meeting with a listing agent in this day and age, it’s crucial to ask how they make their homes available for viewing by these buyers.
If you are interviewing agents, and they are unable to tell you where your home will be available for previewing online – you may want to speak to other agents. With 84% of buyers online searching for their home – internet exposure is the corner-stone to an aggressive and well-rounded marketing campaign for your home.
Traffic to the online real estate marketplaces is skyrocketing. The power of the web is growing. I have been able to successfully establish myself online so that I am able to tap in to this steady stream of real estate shoppers.
The web is now by far the most important advertising medium for real estate. Fortunately, I’ve managed to stay ahead of this trend, and continually work to increase my web presence so that I can push listings to more places very quickly, putting properties in front of online buyers.
Not only do I advertise your listing on HAR (with over 2 million viewers per month), my website and Zillow (as featured ads). I also advertise your listing on the busiest real estate marketplaces on the internet, including Realtor.com, Trulia.com, GoogleRealEstate.com, YahooRealEstate.com, Cyberhomes.com, Chron.com (the Houston Chronicle), The Galveston Daily News (online) and Homes.com.
Why do we need to be on the internet? Well, because…
- 96% of homebuyers between 25 and 44 used the internet to look for homes
- 89% of buyers begin their search on the internet
- 36% of buyers initially found their home on the internet
We advertise your home on Zillow, Trulia, Realtor.com, upload your home to Facebook & Twitter, and regularly post your home and Open Houses to Craigslist.

We use Centralized Showing Service to book your home appointments.
Click Here to View CSS Features Guides
You’ll never miss a showing! CSS calls you, emails you or texts you to book showings. You can approve by email, text or phone. Couldn’t be easier.
More showings, mean a quicker sale. They then send you feedback directly from the Agent letting you know what the potential buyer thought.

No combination box on your door! We only use infrared supra lockboxes that electronically track visitors.
No electronic key? No entry. We know everyone who comes and goes. And the supra box can’t even be opened between certain hours.
Open Houses
We still believe in them! While they don’t work in every neighborhood, they do really well in other neighborhoods.
To be highly visible and uniquely identifiable, we rebranded the company at the beginning of 2012. Our signs are bright, highly visible and square (rather than rectangular) and they all carry a QR code.

We guide you seamlessly to closing…
There are a lot of roadblocks to getting to a timely clean closing. We work with you to handle inspections, paperwork, amendments, appraisals, etc. We stay on top of your transaction so that we can ensure that it closes.
QR CODES
To take advantage of the newest technologies, our signage also comes with unique QR codes which are powered by an automatic MLS feeds. Buyers scan our signs with their smart phones and using this unique QR code the home will open on their smart phone with all of the information and pictures. We have partnered with RealtyQR to offer this service to our sellers. When we place the sign in front of your home, the patent pending software determines where the person is when a code is scanned and displays the appropriate property. Check out this video to see how it works.
